An Equated Monthly Installment (EMI) is a fixed payment amount made by a borrower to a lender on a specified date each calendar month. EMIs consist of both principal and interest components. In the early months, a larger portion of the EMI goes toward interest, and as the loan matures, the principal component increases. This structure is known as a reducing-balance loan.
The EMI is calculated using the standard amortization formula: EMI = P × r × (1+r)^n / [(1+r)^n − 1], where P is the principal loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the total number of monthly installments. For example, a ₹30,00,000 home loan at 8.5% p.a. for 20 years (240 months) gives r = 0.007083 and EMI = ₹26,035.
1. Convert the annual interest rate to a monthly rate: r = Annual Rate / 12 / 100. For 8.5% p.a., r = 0.007083. 2. Calculate the total number of installments: n = Tenure in Years × 12. For 20 years, n = 240. 3. Compute the compounding factor: (1+r)^n. Here, (1.007083)^240 = 5.4498. 4. Apply the formula: EMI = P × r × (1+r)^n / [(1+r)^n − 1] = 30,00,000 × 0.007083 × 5.4498 / (5.4498 − 1) = ₹26,035. 5. Total Payable = EMI × n = ₹62,48,459. 6. Total Interest = Total Payable − Principal = ₹32,48,459.

The amortization schedule is a month-by-month breakdown of each EMI into its principal and interest components, along with the outstanding loan balance. In the early months, interest dominates the EMI. As principal reduces over time, the interest component shrinks and the principal component grows. This schedule helps borrowers understand exactly how their loan is being repaid and plan prepayments strategically.
A prepayment (also called part-payment or lump-sum payment) is an additional amount paid toward the principal beyond the regular EMI. This directly reduces the outstanding balance, which in turn reduces the total interest payable over the remaining tenure. Even a single prepayment of ₹1–2 Lakhs in the first few years of a home loan can save ₹3–5 Lakhs in interest and shorten the loan by 1–3 years. The earlier you prepay, the greater the savings due to the compounding effect of interest.
